Abstract
This paper investigates the causes of structural damage in buildings constructed on slopes, with a case study of the detached villa project in Luong Son Commune, Phu Tho Province. Field observations and analyses of topography, geology, and hydrological conditions, together with the design and construction methods applied, indicate that inadequate surface drainage, combined with building loads and insufficient slope stabilization, were the main factors contributing to instability and damage. To further assess the structural response, Plaxis 3D V20 software was employed to analyze displacements, focusing on the bearing capacity of piles and the performance of the retaining system. The results emphasize that inappropriate drainage management and under-designed reinforcement measures significantly reduce slope stability, leading to construction failures. The study highlights the necessity of adopting suitable foundation solutions and retaining walls combined with soil anchors, as well as effective drainage control, to ensure long-term safety and stability of slope-based construction projects.
